Rent out holiday flats

Furnish, price, and keep your guests happy.

You start with a single studio flat and grow a small letting empire: rent flats, later buy them, furnish them, set prices and accept or decline enquiries. You get paid when the guests check out.

Of all the games here this one is closest to reality โ€” it was built by someone who does exactly this for a living. Rent, utilities, deposits, furniture wear, portal commission: it is all in there, and it all pulls at your cash.

๐Ÿ’ถ It is all play money โ€” you never need real eurosThis arcade is completely free. Every amount in the games is play money: bank account, loans, rent, profits โ€” all part of the game. There is nothing to buy, you cannot pay anything in, and there is no connection whatsoever to real money.

Price and demand

You set your nightly rates yourself and get the answer immediately. Too expensive and enquiries dry up, too cheap and you give money away. How sensitive guests are depends on their type: a fitter looks harder at the price than a business traveller.

From the second person onwards a per-night surcharge applies. Announced events โ€” a trade fair in Cologne, carnival in the Rhineland โ€” lift demand noticeably for a few days.

Reputation, reviews and portals

Your reputation starts at zero and grows with every review. The early days are hard: little reach means few enquiries. You can list your flats on booking portals โ€” instant guests, but commission on every booking that comes through them.

What it costs you

Rent and utilities run on even when nobody is staying. Furniture wears out: a worn-out bed makes the flat unlettable until you replace it. A caretaker subscription halves the failures and repairs automatically. For your first rented flat you may pay the deposit in instalments.

Connections to the other games

You can offer breakfast baskets. The goods come either from an expensive supplier or from a standing contract with a farm player. Guests pay a few euros more per night for it.

Frequently asked questions

Does the game cost anything?

No, the browser game is free. No subscription, no paid content, no ads. There is also nothing to cash out โ€” it is all play money.

When do I get paid?

When your guests check out, just like in real life. A running booking has not earned you anything yet.

Why do I only get enquiries that do not fit?

Enquiries that fit get accepted and disappear from the list. What stays behind are the ones that are too big โ€” which makes the list look worse than it is.

How fast does time pass?

Seven real days are one month in the game. Rent and utilities come at that pace โ€” but so does your income.
